The problem
Vacation homes are an aspiration for many Egyptians, but a full ticket only the top 1% can afford — and those homes sit empty 80–90% of the year. Complete ownership is too expensive and renting builds no equity, leaving a gap with no middle option.
How it works
Partment curates second homes — starting in Gouna, then the North Coast and Somabay — and sells them as fractional shares. Co-owners get a set number of nights for personal use or rental income, allocated through the company’s Smart Booking System, while Partment handles furnishing, maintenance, and management end to end. A partnership with ValU, a regional BNPL financing provider, lets buyers finance their shares.
Pain points
Prohibitive full-ownership prices; second homes used only 10–20% of the year; buyers with no guidance on what to purchase or how to prepare and manage it; and rentals that never convert into ownership.
Business model
A fractional-ownership marketplace earning from share sales on curated properties plus recurring property-management services, with ValU-powered financing expanding the buyer pool by lowering the upfront ticket further.
Challenges
Co-ownership is a new category that needs buyer education and legal trust; each property adds operational load for furnishing and upkeep; and the December 2023 move into Athens, Greece — via a partnership with Greca Homes — tests whether a model built on Egypt’s resort towns travels to a foreign market with different buyers and regulations.

Disrupt Africa’s January 2024 feature reported Partment’s five-fold market-size growth in Egypt within a year of launch — growing from 2–3 properties to 10+, with 25% of customers arriving via referrals and 15% owning more than one share — alongside its first international expansion into Athens, Greece, after a December 2023 launch announcement backed by a partnership with luxury living company Greca Homes.
