House-hunting in the Gulf ran on fragmented listings, unverified agents, and no reliable pricing signal — buyers and renters committed life savings through a process with little transparency, while good agents had no trusted channel to stand out.
How it works
Property Finder operates one brand and technology stack across five Gulf markets. Consumers search verified sale and rental listings for free, guided by AI-driven products — Credit Optimizer for financing readiness, Home Valuation for pricing, and SuperAgent for matching with top-rated agents. On the other side, agents, brokers, and developers pay for listings, qualified leads, branding, and data products, and partnerships with Stake and Keyper extend the platform across more of the real-estate journey.
Pain points
Fake or stale listings, opaque asking prices, unreliable intermediaries, and a mortgage journey disconnected from search — every step of the transaction eroded trust.
Business model
A B2B marketplace on top of a free consumer portal: agents and developers fund the business through subscriptions, paid listings, lead fees, and data products. The model is highly profitable — UAE EBITDA margins exceeded 60% — which funds continuous AI and product investment.
Challenges
Property cycles directly move listing and lead volumes; Dubizzle and Bayut compete hard in the same markets; and converting a classifieds leader into “the region’s leading real estate operating system” means executing across financing, data, and services — not just search.
Funding
- Raised: $170M equity investment led by Mubadala Investment Company (Jan 2026) — Mubadala and a second UAE sovereign fund investing $75M each, plus $20M from BECO Capital’s Growth Fund I.
- Earlier: $525M investment in 2025 led by funds advised by Permira with Blackstone Growth; $250M in debt financing from Ares Management (Oct 2025); nearly $700M in aggregate equity raised with General Atlantic (investor since 2018) still a significant shareholder.
